Many formerly dilapidated or vacant Southwest Center City properties have recently been renovated or developed. In fact, “[b]etween 1998 and 2010, 426 (80.5%) of the [previously] 529 vacant properties in Southwest Center City have been reclaimed – either redeveloped or improved as open space.” The removal of vacant lots and their replacement with high-quality infill development and new park spaces, such as the Julian Abele and Catharine Parks, continue to drive property values upward. Both the removal of vacant lots and the addition of green spaces have been positively correlated with increased property values in Philadelphia and other cities.
